 Our plan to begin with was to sale our home by owner.  This was a fully rehabbed house that we had put almost $80,000 into fixing up before we sold it.   We had the property listed on Craig's list as a "For Sale By Owner" and we listed the dates we were holding open houses.  There were two weekends, one where we could only be there on Saturday and one when we were out of town and could not have an open house at all.  Enter Tracey!  She called and expressed interest in seeing the house.  We had a coded lock box and gave her access to see the house.  She loved it and called back to offering to hold open houses for us on the dates that were not listed on Craig's list and at no charge to us.
 
"Why would she do that", I asked?  Well, she explained she could make contacts with folks looking to buy properties while showing the house, and it would be worth her time to do so, simply for the potential contact.  So, we took her up on the offer and she held open houses on all three days, just as she promised.  After two months, Tracey stayed in regular contact with us and offered to help in any way she could.  She never "pressed" to list the house, but as Thanksgiving approached, she cautioned us that the holidays could slow the viewing traffic considerably and might push us into the new year before we might find a buyer.  We had to be out of town for a long week and decided she had a great point and decided to list it with her.  Tracey had a major "caravan" showing for over 70 realtors on a Wednesday and a ton of relators from Keller Williams tour the house as well.  She put our property out on all the internet sites and sent emails to over 500 realtor contacts she has, inviting them to see the house and sending the photos and details to each of them.
 
Well, she brought in a buyer the following week, and we accepted the offer, lower than our asking price, but acceptable for us to net a very nice profit from our efforts in rehabbing the home.  Through the sales process, and problems that occurred with the buyer securing their loan, Tracey bird dogged the process and worked tirelessly to find solutions, even putting it back on the market for a week before the loan came through for our buyer and our original deal closed.
 
Simply put, Tracey is the BEST!  Certainly proved to us the value of having a realtor involved in the process and she'll be our choice if we do this again anywhere close to her!  She is a work horse, totally responsive, caring and very clear about what is happening at every step.  We can't recommend her highly enough!  She does a great job, and in the process, we have made a dear friend!
